Minutes of Leads Success Club Meeting on 04/02/2010

John talked about his company initially – It has been going since about 2003 and done 20,000 transactions. 3 solicitors from the Bank of Queensland originally started it, when it was required that lawyers were connected to conveyancing.

What is conveyancing and why do you need it??
IT is the transfer of real estate from one person to another person.
The searches find all titles and any structures on the property which may not have council approval. Queensland residents have the option of doing it for themselves; conditions vary from state to state so Conveyancing Works deals only in SE QLD.
It normally costs about $275 to have a contract reviewed which then comes off the services, but when doing the searches yourself, things could be missed or searches not needed may be done; and there maybe deadlines missed out on.

Some common mistakes make with agents and purchasers.
1. Non-typed contracts. It the contract isn’t typed there maybe problems with poor legibility which can hold up the contract while the details are clarified.
2. Faxing/emailing statements. This is acceptable if BOTH parties agree to it; otherwise, this might be a reason for exiting the contract by one of the parties.
3. Warning statements. These need to be on the front page of the contract and up-to-date with the legal changes.
4. Realistic Due Dates. To have a good time frame, 21 days are acceptable for financing.
5. Sustainability. The agent delivers the checklist to the owner, but the agent doesn’t fill it in, that is done by the owner.
