Hi,
Another successful meeting on Thursday from the team at Leads Success.

Karina gave a cooking demonstration, of her simple cake recipe ( microwave or normal oven).

Most of us also have to complete a card for filing by Karina of a 30 second promo that can be given in your absence if you have an apology one morning. That will keep your business in the loop.

Hi All,
A very successful meeting last week with good attendance......more of the same tomorrow I hope.
Speakers: Audrey gave a great presentation on the vagaries of buying 2nd hand vehicles at auction, especially with a v check that indicates it was previously owned by Zupps. Buyer beware ! Also the great feedback from Cytoguard.
We also had a general discussion on our past present & future of Leads Success. Possibly more on that tomorrow and next week, as we have a visit from Catherine on the 28th.
Hope to see you next week, when my lip has calmed down.

Hi Everybody,
Since last we met, there was a successful "mixer" at Tom & Jacki's house, catered by Karina. Very pleasant afternoon with a few drinks and great food.
Next Mixer, due in November, so anyone can nominate a place to mix, we may incorporate as Xmas party. Any ideas, perhaps a BYO cafe.
We had a visit from Rose, our chapter consultant and we have completed our exercise sheets, so lets see if we can use something from that information.
Thanks also to Ngaire who gave an informative talk on Essential oils.

Welcome to Spring.....or as we used to send on telgrams many years ago to or newly wed mates, "don't spring the innerspring this spring or by next spring you will have offspring!"
Our speakers last week, Glen from Computer Troubleshooters talked about "social Engineering virus" " and the usefull "DROP BOX" software, where you can save files from one computer via outerspace to another computer.
Debbie our resident Kiniesiologist discussed & guinea pigged "pain Management" so no more guinea pigs this week, therefore we expect you all to come.
Don't forget, we are putting together a newsletter with the help of Ron & his contact. Probably 10000 to various areas and we need your logo & details ( perhaps just a business card), please pass info to Ron.
Visitors. Thank you to our 2 visitors; Anna from Statewide Taxation & Jarrod from Rothguard Insurance. Lets make them welcome again this week, with plenty of lively action.

Hi ya all,
This weeks blog would like to mention our last weeks speakers;
Julia gave a detailed presentation of her " products". Of course some of the information may have been under appreciated by the male attendees so perhaps Julia a fact sheet that I can copy onto this blog.
Tom gave an absolutely stunning presentation of the new "fact find" documentation required for new loans. Well done Tom!!
Joe & Stephen from Dayboro Players were welcome visitors and I remind you now that their next play "OUTBACK" set on Christmas day is showing in September and we have a booking sheet for interested parties for Friday 3rd September. Cost is $25 per person & includes dinner & show. Alcohol is available for purchase if you think you need that to encourage a belly laugh.
Our other visitor was Ron Lawson ( solicitor ) & I am pleased to advise that Ron looks like joining our Leads group.
Tentative date set for our next mixer 5th September .. Sunday afternoon at 3pm.

A brief summary of recent notes within Leads Success;


  • Audrey has counseled us about the pitfalls of Motor Car Auctions

  • Also to remind us that we need to increase our Leads Club membership

  • Janeece gave us an insight into some of her recent training sessions interstate with a focus on Web sales via a combination of Blogs and twitter. Use the modern contact tools.

  • Debbie Cowie talked about the effect of Electronic devices on Neurological parts of the brain..wow!

  • Edward introduced a book by Ray Wood " How to sell your house for more" and with some simple tips for success

  • John Bellamy talked of the conveyancing area going OK & about his recruitment space.
Glen talked about keeping your online information safe. With passwords being the sole entry into most online sites it is important to ensure that your password is long, not in the dictionary and not repeated on different sites. As we use more and more sites this becomes an impossible task.
Lastpass (www.lastpass.com) solves these problems. Glen has done his research and can confirm that Lastpass have used all the best security measure that are available. They use the best encryption algorithms and they never see your passwords. And one other thing, it’s free. Check it out.

Also please make sure you bring some more business cards and that you are on time at 7.00am for a punctual start.

I was away last week, you will see why on Thursday, so can't update the speakers info.

Be prepared for a couple of repeat visitors this week and at least one new visitor. Variety is the spice of life I hear you say.

Recent Highlights: Last mixer at Glen & Jenny's new Computer Shop at The Gap went well. Good luck with the business expansion.

Thursday Presentations; have had great recent presentations from Ngaire, Mary, Karen and Glen So if you need Mary's one year business plan to travel with Karen to visit Ngaire for a massage that Glen can upload on his iPad so we can all watch, you know who to contact!

Speaking of Mixers, now is the time to put your hand up. We will be visiting John at Conveyancing Works one day soon in August, so stay tuned.

CONGRATULATIONS TO US ALL FOR A LEADS SUCCESSFUL 2010 FINANCIAL YEAR WITH OVER $250000 IN LEADS.

Minutes of Leads Success Club Meeting on 04/02/2010

John Bellamy - Conveyancing Works

John talked about his company initially – It has been going since about 2003 and done 20,000 transactions. 3 solicitors from the Bank of Queensland originally started it, when it was required that lawyers were connected to conveyancing.

What is conveyancing and why do you need it??
IT is the transfer of real estate from one person to another person.
The searches find all titles and any structures on the property which may not have council approval. Queensland residents have the option of doing it for themselves; conditions vary from state to state so Conveyancing Works deals only in SE QLD.
It normally costs about $275 to have a contract reviewed which then comes off the services, but when doing the searches yourself, things could be missed or searches not needed may be done; and there maybe deadlines missed out on.

Some common mistakes make with agents and purchasers.
1. Non-typed contracts. It the contract isn’t typed there maybe problems with poor legibility which can hold up the contract while the details are clarified.
2. Faxing/emailing statements. This is acceptable if BOTH parties agree to it; otherwise, this might be a reason for exiting the contract by one of the parties.
3. Warning statements. These need to be on the front page of the contract and up-to-date with the legal changes.
4. Realistic Due Dates. To have a good time frame, 21 days are acceptable for financing.
5. Sustainability. The agent delivers the checklist to the owner, but the agent doesn’t fill it in, that is done by the owner.

Awards: Audrey Petersen for passing the most leads the previous week.

Speakers:
Tom Arnott – Choice Home loans; talked about the 4 major banks not having much between them when it came to lending money. He also described how it was important to have a relationship with the person with whom you were dealing when it came to borrowing money for homes and showed why people like him – mortgage brokers were always there where as staff in banks get moved around.


Glen Young – Computer Troubleshooters; talked about security for your computer.
5 steps to have a good system in place
1. Back-up – to have regular and automatic backup. $100 for an external drive and a programme to do backup nightly, also to have another backup off site away from the property in which the computer stays. This is a minimum level of safety. New computers may have 2 hard drives.
2. Security – Free Antivirus programmes are okay, but you get what you pay for, they don’t always look for root.kick viruses. $100 every 2 years for a better security
3. Updates – recent problems have been exploiting holes for Trojans in commonly used sites, but it has been media sensationalised. Make sure that you get updates and the problems are decreased.
4. Passwords – Don’t use the same password for all sites. ABC1234 is the most common found in computers. A recommended site was lastpass.com which encrypts your passwords and it’s free.
5. Pirated software – There is always something broken in it to get around registration, so it is more vulnerable to viruses. There are cheaper or free versions out there to use.

Speakers:
Deb Cowie – Kinesiologist talked about patches she has from www.lifewave.com to help with pain, energy, flexibility and weight loss. These patches were used in the USA Olympic Team in 2008. She used Peter Varcoe as a test subject to show an increase in flexibility and reduction in PAIN. Mary Ryan was also use to show an increase in flexibility with touching of her toes before and after of application of the patches. The increase in the flexibility was noted. Karen Wolf-Thom – Travel Counsellors.
Karen introduced us to a product she provides for honeymooners. It enables guests to contribute to the honeymoon because many couples now have a greater amount of personal possessions for the home than in the past, so sometimes bridal registries are not as needed. Guests will receive a thankyou and other paperwork. A great thing in times when couples are being married another time and household items are not really needed
